EXPERT ASSESSMENT OF RISKS ON THE EXAMPLE OF THE RECONSTRUCTION PROJECT OF UNUSED PREMISES OF THE BUSINESS CENTER

Abstract

The main goal of the conducted research in the article is to analyze the scientific environment at the intersection of the fields of construction, architecture, and project management on the topic of risks in projects and methods for their analysis and management. The application of qualitative assessment methods on the example of an object will allow practitioners and scientists to pay attention to those risks that pose the greatest threat in such projects and in the future reduce their impact. The relevance of risk management in projects is important in all fields, but there is a particular interest in the field of project management in the construction industry. This article discusses the importance of restoration work in construction due to the increasing need for reconstruction of buildings and structures that have lost their functionality or have been damaged by war. The authors emphasize the importance of the expertise and knowledge of professionals in risk management. The article presents an example of an existing object and the use of criteria to determine the degree of risk impact on the project. Three levels of risk impact on the project are proposed. With the help of expert decisions, each risk was assessed, and the results of the analysis were presented in matrices. The most dangerous risks, according to the research results, are the functionality of the designed system, ignoring moments of connection to external networks by service providers, and the quality of projects that make it difficult to pass expert supervision. The authors also proposed measures to eliminate these risks and described responses in case of their occurrence. The main objective of the conducted research in the article is to analyze the scientific environment at the intersection of the fields of construction, architecture, and project management regarding project risks and their analysis and management methods. Applying qualitative assessment methods to an object example will draw the attention of practitioners and researchers to the risks that pose the greatest threat in such projects and reduce their impact in the future. Based on the results of the study, the authors identified risks that are relevant and most significant for implementing construction projects. Such risks included risks due to inadequate communication, incorrect risk assessment, incorrect implementation of risk management plans, and inadequate expertise of specialists in the construction industry in the field of project management and risk management. It is important to integrate the results into practical environments because ignoring risks can lead to an increased likelihood of problems arising during reconstruction projects and inefficient use of project resources. In times of war in Ukraine, the issue of resource efficiency during project implementation is crucial. According to the authors, the use of project risk assessment and analysis methods is the tool that allows minimizing risks and enables successful project implementation.
